Property Condition Report
A written report supported by photographs and specific items to cover off on roof, plumbing and general building, informing you of your homes status and any items of concern.

Carpet Clean
Steam clean carpets to all areas.
Owner to provide furniture clearance where necessary.
Spot cleaning is an additional cost.

Window Clean
Clean outside of all windows and skylights (if in place).
Maximum 2 Storey height.

Gutter Clean
Blow out gutters or gutter shovel, blow out or gutter shovel valleys, ensure down pipes are clear. Maximum 2 Storey height.

Solar Panel Clean
Clean all roof solar panels to remove the scum build up so as to maximize their efficiency and ensure their performance gives you every energy advantage and your homes environmental impact is minimized.

Council Bin Clean
Clean and deordorise up to 3 Council wheelie bins, imnside and out using safe, environmentally responsible anti-bactierial detergents. Remove those unwanted build-ups & odures.

Evaporative Cooling Service
A regular service can prolong the lifespan of your unit, and prevent minor problems tuning into major costly issues. Servicing also ensures good air quality as cooling pods are cleaned. All familiar brands are catered for.

Wall Split System Clean & Service
Maximise the efficiency from your air conditioner, reduce your energy bills, reduce the chance of costly repairs in the future and ensure your environment is nice and clean. Up to 2 systems included in the packages. Ceiling, Cassette and ducted systems are an upgraded cost. All familiar brands are catered for.

Garage Roller Door Service
Ensure your garage door is quiet, operates smooth and without jerky motions and any wear and tear is not putting strain on the motor by re-tensioning springs, clearing tracks and make sure rollers are operating effortlessly. Replace the remote battery and ensure light bulb is operating.

Mandatory Electrical Safety Test
The requirement of the landlord is to ensure that all electrical appliances, installations and fittings provided as part of the lease is safe to use and properly maintained every 2 years. Includes an electrical switchboard inspection, insulation test, safety test RCD test and earth loop test and a polarity tests of all accessible power points.

Mandatory Annual Smoke Detector Test
An annual safety inspection and service on all smoke detectors must be conducted by landlords. Tenants are to provide instruction manuals for all installed smoke detectors and are required to notify the managing agent if there are any faults.

Mandatory Gas Heater Safety Test
The requirement of the landlord is to ensure that all gas appliances provided as part of the lease is safe to use and properly maintained every 2 years.
A Carbon Monoxide Alarm for an older heaters in operation are recommended and can be provided with an extra cost and can be serviced with smoke detectors annually.
